The title deed is called ‘TAPU’ and all property transactions for the foreigners is done only through the Land and Registry offices of the relevant district where the property is located.

You will normally pay 3,000 Euro (approx.) reservation fee and then 30% as a deposit within four weeks. Most developers offer stage payments (lump sum to be paid at the completion of each building stage) often with a degree of flexibility towards your circumstances. You can sign a Power of Attorney to conclude all the necessary paperwork if your circumstances require it.

Appraisal report keeps from overpriced property sales. When one buys a property, Land Registry and Cadastre asks for SPK validated Valuation Report as a proof document that the purchase was made at the correct price. Your addressee is a direct Real Estate Appraisal Department of Land Registry and Cadastre. The process takes 3 - 6 days.

Our partner company ‘4U TURKISH HOMES’ carry out pre-completion checks. Following this, you (or your Power of Attorney) will sign a deed of transfer in front of an officer of the Land Registry who then records you as the official owner of the property. The property tax is paid at this stage.

WHAT TO KNOW

1. All applicants must come to the application without age limit
2. In cases where the parents legal representatives are present at the appllication center for the passport applications of minors and limited persons, the consent is taken by the official.
3. Every applicant should bring biometric photographs without age limit
4. In passport applications, fingerprints of those who have completed the age of 7 are taken, and those who have completed the age of 12 are signed.

Documents Required for Opening Bank Account for Foreign Companies in Türkiye
  
1. Naturally there is a difference between individual banking and Corporate Banking. 
2. This situation is also valid for foreign citizens desiring to open a bank account within the Republic of Türkiye.  
3. The signature of the foreign company's manager is required in order to open a corporate bank account which is different from individual bank account.  
4. Documents of the Company should be translated by a sworn translator before going to the tax office.  
5. A corporate tax number is received from the tax office which takes longer due to specific transactions compared to individual tax number.
 6. Following the receipt of the Tax Number, you will go to the bank and receive the documents which each and every bank requires from the foreign companies and if you can meet the requirements and fill these documents you can open a bank account for your foreign company within the Republic of Türkiye.

Documents Required For Citizenship Application

  1. Application Form (VAT-4),
  2. Two pieces of 50x60 mm white background, non-patterned biometric photo determined by ICAO and readable on the machine.
  3. A passport or similar document indicating the nationality of the person, if he has no nationality, relevant document if it is possible to provide.
  4. Civil status certificate and marriage certificate if married, divorce certificate if divorced, death certificate for husband/wife if widow.
  5. A birth certificate or a similar document certificate showing the identity of the person and a birth certificate, if married a birth certificate or similar document certificate proving the family bond of the spouse and children.
  6. If the person does not have a month and a day of birth, the certificate obtained from the competent authorities of the country for the completion of the date of birth, if the document cannot be obtained, signed statement of acceptance of the transaction Pursuant to Article 39 of the Population Services Law No. 5490
  7. Receipt showing that the service fee has been deposited to the cashier.

Required Documents for Equivalence of Two-Year Degree and Bachelor’s Degree for Foreign Students

1) Online equivalence pre-application form, after the online pre-application, the application form must be printed out and attached to the application documents in a signed form.

2) Consent declaration, the consent form must be completed and attached to the application documents in a signed form.

3) A copy of the identity document issued by the country of origin or a copy of the page showing the identity information of the passport.

4) Recognition and / or equivalence of the original diploma or certificate of graduation requested and its Turkish translation approved by a notary public or external missions of the Republic of Türkiye.

5) Original transcript of all courses taken during higher education, showing course hours / credits and course notes and its Türkish translation approved by a notary public or external missions of the Republic of Türkiye.

6) Original of the Diploma Supplement for the diplomas received from the member states of the European Union and its Türkish translation approved by a notary public or external missions of the Republic of Türkiye.

7) If there are courses transferred from another higher education institution to the higher education institution graduated from, the original transcript of these courses and its Türkish translation approved by a notary public or external missions of the Republic of Türkiye.

8) The original certificate of recognition or equivalence issued by the country of study for the diplomas obtained from the higher education institution operating in another country, depending on the higher education institution operating in country and its Türkish translation approved by a notary public or external missions of the Republic of Türkiye.

9) For the certificates obtained from the Higher Education Institute under the framework of international organizations of which Türkiye is a member, an original certificate or equivalence issued by the governmental institutions of the concerned education should be taken and its Türkish translation approved by a notary public or external missions of the Republic of Türkiye.

10) Document showing that the applicants of double nationality are living in the country of study during their education.

11) Photocopy of the pages of the passports used during higher education and showing the entry-exit dates and processed.

12) Written declarations of foreigners showing the reasons for applying for graduation recognition or diploma equivalence certificate to associate degree, bachelors and master's degrees.

13) COLORED photocopy of all documents requested during application of equivalence.
